Exterior paint prep in Florida weather — why it matters in Jax

Exterior paint fails early in Northeast Florida for boring reasons: loose paint left under a new coat, bare wood that never got primed, gaps that telegraph after the first summer storm, and rot painted over instead of cut out. The sun cooks south and west walls. Humidity and afternoon rain keep north and shaded sides damp. Prep is most of a lasting job here — not a line item you skip to hit a low bid.

What prep actually includes

Scrape what is loose. Sand edges so you do not leave a ridge under the new film. Caulk gaps that will show or let water in. Prime bare wood, stains, and anything that will bleed. Then coat. If fascia or trim is soft, that wood gets repaired or replaced before paint — not sealed under a pretty color for one more season.

A wash belongs before paint when the house is mildewed or dirty. Clean substrate, then scrape and prime. Skipping the wash so you can start rolling is how mildew ghosts back through light colors.

Florida-specific failure modes

Chalky oxidation on older latex: wash and check adhesion; sometimes you need a bonding primer, not another topcoat on dust. Peeling under eaves and on fascia: often moisture and failed caulk, not “bad brand.” Blistering on afternoon-sun walls: trapped moisture or painting when the surface was still hot and damp.

None of those get fixed by a thicker finish coat alone. The prep list has to name them.
