- How much does it cost?
- Starting prices for common work: house soft washing starting at $299, driveway starting at $149, drywall patches typically $150–$400, walls-only interior room starting at $399–$799, and Punch-List Half Day starting at $349 for a half day (materials extra). Exterior paint for a typical 1-story often lands around $4,500–$9,000 — we'll take a look at the home, confirm the scope, and provide a clear project quote before work begins. Fence and wood rot stay repair-first: quoted after we inspect the damaged wood. Photos or an on-site visit get you a clear price before work starts; materials are called out.
- Do you do honey-dos / punch lists?
- Yes. Honey-do lists, punch lists, and small repairs are always welcome alongside our specialties. The Punch-List Half Day is starting at $349 for a half day (materials extra) — give us the list and we'll knock out as much as we can. Perfect for drywall patches and paint touch-ups, hanging shelves, TVs, mirrors and curtain rods, adjusting doors and hardware, replacing caulk or trim, swapping simple fixtures, and other small home repairs.
- Do you help with rental turnovers or move-out cleans?
- We can handle patches, paint touch-ups, and hardware during a rental turnover. Deep cleaning, eviction clean-outs, and junk hauling are outside our scope.
- Pressure wash or soft wash — which do I need?
- Pressure washing is right for concrete, pavers, and most driveways. Soft washing uses lower pressure and a cleaning solution on painted siding, stucco, and delicate surfaces. We will match the method to the surface before work begins.
- What does paint prep actually include?
- Scrape loose paint, sand edges, caulk gaps that will telegraph, prime bare wood or stains, then coat. Prep is most of a lasting paint job in Florida weather. If the wood is rotten, that gets repaired or replaced before paint — not painted over.
- Do I need drywall repair, or can you just paint?
- Paint will not hide holes, popped screws, or water stains. Those need patch, texture, and primer first. Hairline cracks and nail pops are a short repair. If you only want paint on walls that are already sound, say so and we skip the patch work.
- When is fence or fascia rot a repair vs a replace?
- If the post is solid and only a few boards or a short run of fascia is soft, we can remove the damaged wood and reinforce or replace those pieces. If posts are loose or the rail has failed, that section needs new material. We will show you what can be repaired before recommending replacement.
- How does scheduling work?
